General Policies
1. OFFICE HOURS: 9 AM to 5 PM Daily
2. CHECK-IN/OUT TIMES:
Check-in time: After 12 PM
Check-out time: 11 AM*
* All guests not checked out by 11 AM will be charged an additional night’s stay. If arriving after 5 PM, please enclose payment in envelope and submit via office mail slot.
3. PAYMENT: Payment is due prior to the first night’s stay unless prior authorization is given by Owner/Agent. Partial payments will not be accepted. Checks are not accepted for daily rates. Guests staying over 29 days whom have not signed a month-to-month rental agreement are charged at the daily rate.
4. RATES:
Daily $32.00*
* Discounts for Specials, Seniors, Good Sam Members and AAA may apply.
5. ADDITIONAL FEES:
• Two adults per space are included in the daily rates. For each additional person over the age of 5, the rate is $2.00 per night.
• A $50.00 fee will be charged for non- compliance of the written rules or policies including but not limited to, failure to clean up garbage, any parking/speeding violations, and any pet policy violations.
• Club house rental fee is $50.00 (with an additional $50 refundable cleaning/dam- age deposit) for each time allotment (9am - 9pm) and must be approved in advance by the Owner/Agent.
6. PAYMENT APPLICATION: Owner/Agent may apply payments in the following order: first to amounts owed for damages, fees and last to daily rates beginning with the oldest charge.
7. VEHICLES PER SPACE: The guest shall have no more than 1 Recreational Vehicle and 2 non-Recreational Vehicles per space. All vehicles must be parked on the concrete pad within assigned site.
8. TENTS: Tents are only permitted at the daily rental rates. A tent cannot reside within the same site as a Recreational Vehicle. Only 2 tents are permitted on a single site with a maximum of 4 persons per tent (Two people per space are included in the rental rates. For each additional person over the age of 5, rent is $2.00 per night.) Tents must be placed on the concrete pad in order to prevent damage to the grass and irrigation system. Tent stakes are not permitted in order to prevent damage to the irrigation system, no exceptions.
9. SPEED LIMIT: Observe the 5 MPH park speed limit.
10. PETS: No more than 2 small (under 23 lbs) or 1 medium/large (over 22 lbs) domestic pet(s) is allowed per site. Pets must be on a leash at all times and accompanied by an owner when outside your Recreational Vehicle. Pets are not allowed in any of the buildings, offices, or pool areas. Owners are responsible for cleaning up after their pets. Failure to clean up feces will result in fines. Digging is not allowed. Owners are liable for damage and/or injuries caused by their pet(s). Vicious or loud pets will not be allowed. Visually handicapped guests are permitted to use any service animal as required by law. Due to insurance restrictions the following dog breeds are prohibited: Pit Bull, Chow, Doberman Pincher, German Shepherd and Rottweiler.
11. QUIET TIME: 10:00 PM to 7:00 AM. Respect your neighbors by limiting your noise during these hours.
12. RESTROOMS & SHOWERS: Restrooms and showers are checked and maintained regularly. Do your part to keep them clean. Notify our staff if any of the facilities need attention.
13. LAUNDRY: Hours are posted. Be considerate and remove your clothes promptly. Leave the laundry room neat and clean.
14. CLUB HOUSE: The club house is available for all guests/tenants use when not reserved for private or group functions. Exercise equipment is for use by adults 18 years or older. No wet swim attire is permitted in the club house.
15. SWIMMING POOL/HOT TUB: Hours are posted. No lifeguard is on duty. Guests swim at their own risk. The pool area is unsupervised. Appropriate swimwear attire is required in the pool and hot tub. Denim material is not permitted in the pool or hot tub. Children under 18 must be supervised by an adult. Children under 12 are not permitted in the hot tub. Diving, running, and jumping are not permitted in the pool area. Food and/or alcohol are not permitted in the pool area. Glass bottles and/or containers are not permitted in the pool area. Diapers are not permitted in the pool.
16. RECREATIONAL VEHICLES: Recreational Vehicles must be well maintained and clean. Only Recreational Vehicles 15 years and newer are permitted. Special consideration by Owner/Agent may be given to Recreational Vehicles which are in exceptionally good condition. The park reserves the right to refuse admission of vehicles not meeting park standards as determined in the sole discretion of the Owner/Agent. No washing of Recreational Vehicles or other vehicles without owner/agent approval. Recreational Vehicle and authorized vehicles must be parked in assigned spaces only. Unauthorized or improperly parked vehicles will be towed at the owner’s expense.
17. CARE OF PREMISES: Guest agrees to keep the areas of their space clean and free of debris. Guest may not store belongings outside the Recreational Vehicle. Containers, generators, clotheslines, signs, garbage cans and non-patio furniture are prohibited without prior written consent from Owner/Agent. Guest shall not store flammable or hazardous materials or store items in a manner that increases the risk of fire, promotes mold growth, encourages pests, or causes damage to the space. Guest is responsible for damages to park property. Guest agrees not to destroy, damage, or remove any part of the property belonging to the park. Awnings extending from Recreational Vehicles are permitted.
18. SMOKING POLICY: Smoking is not permitted inside any building on the property including the restrooms, offices, laundry room, club house, etc. In addition, smoking is not permitted in the pool area or within 10 feet of the main entrances and buildings in accordance with Oregon law.
19. CAMPFIRES AND FIRE PITS: Campfires and fire pits are prohibited.
20. BARBECUES: Barbecues are permitted. Follow manufactures operating guidelines. Residents must comply with all regulations related to the use of barbecues. Barbecues must be kept away from flammable liquids and materials.
21. FIREARMS AND EXPLOSIVES: The use of firearms, fireworks and explosives are strictly prohibited on the park grounds.
22. REFUSE DISPOSAL: Dispose of all household garbage in the compactor. Use the appropriately labeled containers for recyclable materials. Person’s under the age of 16 are not permitted in the garbage disposal area. Violators will be subject to non-compliance fines.
23. CONDUCT: Each guest is responsible for his/her own conduct, as well as the conduct of their children and pets. Conduct which disturbs other guest’s/tenant’s enjoyment of peace and quiet will not be permitted. Drunken or disorderly conduct will not be permitted. Noises heard outside of the Recreational Vehicle during quiet hours shall not be permitted. Examples of noises not permitted are from: stereos, radios, televisions, pets, etc. Use and/or possession, distribution of illegal substances is prohibited. Public nudity and sexually explicit materials are not permitted. No solicitation, commercial activity or sales activity of any kind is permitted without prior consent from the Owner/Agent.
24. PARK RULES AND STATE/FEDERAL LAWS: All rules and regulations set forth must be obeyed. Non-compliance may result in immediate loss of park privileges. Owner/Agent reserves the right to change these rules at any time. Owner/Agent reserves the right to limit the length of stay, number of persons or vehicles per site, and/or evict any person or party without refund. There is a no refund policy.
25. LEGAL ACTION: If the Owner/Agent has to bring legal action to enforce the provisions of these rules and regulations the prevailing party shall be entitled to reasonable attorney fees in addition to costs.
