1. OFFICE HOURS: 9 AM to 10 PM
  2. RENT: Rent may be paid via check or debit/credit card. The date of the execution of the Rental Agreement will be the due date for monthly rent. Rents are considered late five days past the due date and will be assessed a $50.00 late fee – NO EXCEPTIONS. Owner/Agent may require rents to be paid by certified check or money order. Any dishonored check(s) shall be treated as unpaid rent and are subject to both a late fee and a special handling fee of $35.00. In the event a tenant’s check is dishonored for any reason, all future rent payments must be made by certified check or money order. Month-to-month rental rates may be increased provided the tenant receives a written 30-day notice. The tenant should notify the front desk 30 days before moving out. With 30 days’ notice, the final rent payment due will be prorated at the current daily rent rate (monthly rate/30 days). If the tenant moves out with less than 30 days’ notice, an early departure fee of $250.00 will be assessed. Rental Agreement may be terminated by WWC RV Park under ORS 90.427 without cause upon 30 days written notice within the first year of tenancy. Any accessory building or structure paid for or provided by the tenant belongs to the tenant and is subject to a demand by WWC RV Park that the tenant removes the building or structure upon the termination of the tenancy. The tenancy is subject to the requirements of ORS 197.493 (1) for exception from placement and occupancy restrictions. Owner/Agent may issue a 72-hour notice of nonpayment of rent on the 9th-day rent is past due. Failure to pay rent as required by the terms of the Rental Agreement and as required by law shall result in a 72-hour notice of intent to terminate residency. If the tenant’s rig is not removed or delinquent rent is not brought current before the notice expiration period, further action can and will be taken by the Owner/Agent to remove the rig from the premises and the tenant will be responsible for all charges. Eviction harms the rental history of the tenant who is evicted. We rigorously seek to collect all costs and disbursements as is allowed by law.
    • 24-HOUR NOTICE TO VACATE: A 24-hour notice to vacate may be served for, and is not limited to, any of the following:
      • Supplying false information for tenancy.
      • Tenant or someone in tenant’s control, including a pet, commits an act that threatens to inflict bodily injury to any persons or animals.
      • Harassment of any kind; harassment of staff employees, other tenants, etc.
      • Egregious or lewd behavior in front of another tenant/guest/staff member or performs any sexual acts witnessed by other tenants/guests/staff members

  4. PAYMENT APPLICATION: Owner/Agent will apply payments in the following order: first to amounts owed for damages, fees, utilities, and last to rent beginning with the oldest charge.
  5. VEHICLES: The tenant shall have no more than 1 rig (RV, Trailer, 5th Wheel, or Tiny House on Wheels) and 1 vehicle per space. All vehicles must be parked on the concrete pad within the assigned space. Visitors staying the night and who require an additional parking pass must check-in at the office and purchase one for $5.00 per night, subject to availability. Parking will be assigned to a specific space. If no passes are available, vehicles must park in the county land adjacent to the property. Only rigs 15 years and newer are permitted. Rigs must be well-maintained and clean. Special consideration by management may be given to rigs that are in exceptionally good condition (i.e., vintage restored). WWC RV Park reserves the right to refuse admission of rigs not meeting park standards as determined at the sole discretion of management. Washing of rigs is encouraged; the fee for washing a rig is $15 and a vehicle is $10. Rigs must be parked in assigned spaces. Tenants may not perform major repairs to their rig while it is on the property. All vehicles on-site must be in good working condition and have current tags. Vehicles that are improperly parked, not operable, in need of repair, or have expired tags may be towed at the tenant’s expense.
  6. TENTS: Tents or canopies of any type are not permitted.
  7. PARK UTILITIES: The Owner/Agent shall supply water, sewer, waste & recycling services, and Internet access. The tenant shall pay for all propane gas and electricity. If a tenant finds that they have a problem with any of the WWC RV Park provided utility hook-ups, they are required to notify the office immediately. If a tenant is found to have any water or sewer leaks that originate from their rig, the tenant will be responsible for the fine outlined above. The Park does NOT provide sewer clean-up services; however, we can provide you with the names of reputable technicians who you may call and use at your own risk and discretion. If you have a large water and/or sewer leak, we reserve the right to shut the water off when it has been identified. All sewer hoses must be elevated.
  8. SPEED LIMIT: Observe the 5 MPH park speed limit and obey all traffic signs. Speeding violations are subject to the fines as outlined on our website at https://www.willamettewinecountryrvpark.com/general-policies.
  9. PETS: No more than 2 small or 1 medium domestic pet(s) is allowed per space (combined weight not to exceed 50 lbs.). Pets must always be on a leash and under the control of the tenant when outside the rig. Pets MUST NOT be left unattended for any reason. Pet gates or other outside pet enclosures are strictly prohibited. Small pet enclosures may be approved by management. Pets are not allowed in any of the buildings, offices, or within the pool area. Tenants are responsible for cleaning up after their pets. Digging is not permitted. Tenants are liable for damages and/or injuries caused by their pet(s). Aggressive and/or loud pets will not be permitted. Due to insurance restrictions, the following dog breeds are prohibited: Pit Bulls, Rottweilers, German Shepherds, Dobermans, Great Danes, and Bull Mastiffs. Dogs that are reported by others to display aggressive behavior will be required to leave the park. Visually handicapped tenants are permitted to use any service animal permitted by law. Proof of a service animal’s certification and paperwork is required. An emotional support animal that is either above the weight limit or a restricted breed is permitted with a licensed therapist’s or psychologist’s letter indicating that the animal is necessary for emotional support. Management will contact the doctor to verify the letter’s authenticity.
  10. QUIET TIME: 10:00 PM to 7:00 AM. Respect your neighbors by limiting your noise during these hours.
  11. FACILITIES: Facilities are provided for tenant’s use. Tenants must accompany their guests when accessing any of the facilities.
    • Restrooms and Showers: All rigs are required to have operational toilets and showers. The community restrooms and showers are intended for use by monthly tenants only while the tenant uses the swimming pool. Restrooms and showers are checked and maintained regularly. Do your part to keep them clean. Notify our staff if any of the facilities need attention. These areas are accessible by a security code that is changed, as necessary. Please do not leave any personal items in the restrooms – WWC RV Park is not liable for lost or stolen items. Do not use the restrooms if you have been diagnosed with a communicable illness.
    • Laundry: Be considerate and remove your clothes promptly. Leave the laundry room clean and orderly.
    • Swimming Pool: The pool is open seasonally. Please shower before entering the pool. Tenants are permitted a maximum of 2 guests. Hours are 10 am to 10 pm. No lifeguard is on duty – tenants swim at their own risk. Appropriate swimwear is required in the pool. Children under 18 must be supervised by an adult. Diving, running, and jumping are not permitted in the pool area. Glass bottles and/or containers are not permitted in the pool area. Diapers are not permitted in the pool. If you have been diagnosed with a communicable illness, you may not use the pool.
  12. CARE OF PREMISES: Tenant must keep their space clean and free of debris. Tenant shall not store belongings outside their rig. The ONLY items permitted within the rented exterior space are bicycles, patio furniture, 1 propane grill, and up to 8 potted plants. Containers, generators, clotheslines, washers/dryers, refrigerators, freezers, signs, bikes, play equipment, garbage cans, non-patio furniture, and permanent skirting are examples of the items that are prohibited. We reserve the right to change or add to this list without notifying tenants. Tenants shall not store materials that are flammable, hazardous, increase the risk of fire, promote mold growth, encourage pests, or cause damage to the space. The tenant is responsible for damages to the park’s property and agrees to not destroy, damage, or remove any part of the property belonging to WWC RV Park. Attached retractable awnings extending from rigs are permitted so long as they are not staked in the grass.
  13. SMOKING POLICY: Smoking is not allowed within 10 feet of any entrance, exit, window, and/or air intake vent of any indoor workplace or public place per Oregon law.
  14. CAMPFIRES AND FIREPITS: Propane fire pits are permitted. Campfires or non-propane fire pits are prohibited.
  15. BARBECUES: Propane and wood-pellet barbecues are permitted. Charcoal and wood-burning barbecues are prohibited. Tenant must follow the manufacturer’s operating guidelines. Tenant must comply with all regulations related to the use of barbecues. Barbecues must be kept away from flammable liquids/materials.
  16. FIREARMS AND EXPLOSIVES: The use of firearms, fireworks, and explosives is strictly prohibited within the property.
  17. REFUSE DISPOSAL: Tenant must dispose of all household garbage in the compactor and use the appropriately labeled containers for recyclable materials. Persons under the age of 16 are not permitted in the garbage disposal area.
  18. CONDUCT: Each tenant is responsible for their conduct, and that of their children, pets, and guests. Children under the age of 16 MUST be supervised by a responsible adult at all times. Conduct that disturbs the peace of other tenants, drunken or disorderly conduct, and disruptive noises heard outside of the rig during quiet hours shall not be permitted. Examples of noises not permitted are stereos, televisions, pets, etc. Use, possession, or distribution of illegal substances is prohibited. Public display of nudity and/or sexually explicit materials is not permitted.
  19. ACCESS TO SPACE: When necessary, the Owner/Agent will need to access your assigned space for maintenance or repairs. The tenant agrees to allow the Owner/Agent to make necessary repairs or perform maintenance of the outdoor space.
  20. ABSENCE: Tenant agrees to notify the Owner/Agent of any absence longer than 7 days.
  21. BACKGROUND SCREENING: All tenants must pass a background screening before moving in.
  22. OCCUPANTS: The space shall be occupied only by the persons listed on the Rental Agreement. Any guest over 18 years old staying in the park for more than 10 days within a calendar year must submit to a background screening and be added to the Rental Agreement. All occupants must pass the background screening. Failure to inform management of additional occupants is a violation of the Month-to-Month Rental Agreement and may result in eviction.
  23. SUBLETTING: Transfer of any interest in this agreement or subletting the space is not permitted.
  24. STRUCTURES: Personal storage structures (including storage tents) or other structures which give the appearance of a permanent installation are not permitted. Temporary stairs or porches may be added with management’s approval.
  25. SUPPLYING FALSE INFORMATION: Management will deny tenancy or terminate the tenancy if the information supplied in the rental application is found to be false.
  26. PARK RULES AND STATE/FEDERAL LAWS: All rules and regulations set forth must be obeyed. Non-compliance may result in eviction. Management reserves the right to update these rules as needed.
  27. LEGAL ACTION: If management must bring legal action to enforce the provisions of this Month-to-Month Rental Agreement, the prevailing party shall be entitled to attorney’s fees.
